This loan is designed for lower household income first-time homebuyers with little down payment. Qualifying first-time buyers can secure 100% financing with no mortgage insurance. This first-time homebuyer ARM loan has a below-market fixed rate for a certain period. After the fixed period expires, the rate can adjust within a capped margin. This loan requires first-time homebuyer education. If you are buying a home in Idaho, you can use funds from your Idaho First-Time Homebuyer Savings account.
